1. Put the full offer into one written message
Ask the agent or landlord: “Please confirm the deposit, monthly rent, management fee, utilities, contract term, move-in date, and every payment due before move-in.” Keep the reply with the listing. If they give only a combined number or say fees will be explained later, you do not yet know the first-day cash requirement.

2. Name the contract structure before comparing prices
Ask: “Is this wolse or jeonse (전세, a lease structured around a large refundable deposit instead of regular monthly rent)? Is the stated amount a refundable security deposit, and when is it due back under the contract?” A listing with a large deposit and low monthly rent may be a different trade-off from the wolse room you were planning to rent; compare the written terms, not the labels.

3. Verify the person and the exact unit
Ask: “Can you show the ownership record for this exact address and unit, and explain any name that differs from the proposed landlord?” Use Korea’s official Internet Registry Office service or obtain the record through the appropriate official channel. A mismatch is not automatically fraud, but it needs a documented explanation before you pay.

4. Set up the address filing and fixed-date visit
Before you transfer, ask: “I am renting as a [visa status] holder. After I take possession, which address filing can I submit for this exact unit, and can I receive an 확정일자 (fixed date) on the signed lease? Please name the office and documents required.” After signing and taking possession, go to the dong Community Service Center serving that address with the signed lease; if you already hold an Alien Registration Card and are changing your place of stay, bring it for the filing. If the answer only says that registration is “fine” but does not identify the office or documents, ask for a written answer before treating the room as suitable.
A fixed date (확정일자) is an official date recorded on a lease document by an authorized body; it is not proof that the deposit was paid. Under Article 3(1) of the Housing Lease Protection Act, a lease becomes effective against third parties from the day after the tenant has taken possession and completed resident registration, and a move-in report is treated as completing resident registration. Article 3-2(2) gives a tenant who has those Article 3 requirements and a fixed date on the lease document a priority right to recover the deposit from auction or public-sale proceeds ahead of junior rights holders and other creditors, subject to the Act’s conditions. Fixed dates may be issued by the local 읍·면 office or dong Community Service Center, specified municipal offices, courts, registry offices, or notaries.2346
For a registered foreigner who changes residence, the Immigration Control Act requires a change-of-stay report within 15 days of moving in and requires presentation of the Alien Registration Card. The Supreme Court has held that foreign registration plus a change-of-stay report can have the same legal effect as resident registration for the Article 3(1) requirement. Actual possession, the filing that applies to your status, and the other statutory conditions still matter, which is why you should obtain the local office’s answer for your exact lease rather than rely on an agent’s general assurance.57
