  1. Arrival night Secure a temporary base and stop the urgency spiral. Book enough nights to make daytime viewings possible, keeping the confirmation and cancellation terms on your phone. Send one message to school, work, or your local contact saying that you are arranging permanent housing; this prevents an unofficial deadline from forcing a bad transfer.
  2. First working morning Build a shortlist of rooms you can actually inspect today. Ask each host or broker whether the exact room is vacant now, whether you may view it before payment, and whether a written contract is available in advance. Remove any option that can offer only a stock photo, a different room, or a verbal promise.
  3. After each viewing Compare written answers, not the feeling of the room. Record the full address, room number, deposit, monthly rent, included charges, move-in date, end date, and refund condition in one note. If any answer changes between the message, viewing, and contract, pause the deal and continue using your temporary base.
  4. Before payment Choose the room that survives document checks. Read the final contract beside the room details you recorded, then confirm the name and account of the person receiving payment. Keep the signed contract, payment record, and proof of occupancy together because they may be needed for later address reporting.

Ask questions that force a usable answer

    Send: “Can I view the exact room I would move into today, and can you confirm its room number in the contract?” If the answer is “a similar room” or the viewing comes only after a transfer, treat the listing as unverified and keep it off your payment list.

    Send: “Before I transfer anything, please write the deposit, monthly rent, every included or separate charge, contract dates, and refund condition.” A reply that omits a charge or says it will be decided later is not a finished offer; ask again or move on.

    Separate address reporting from moving in

    Send: “Can this address be submitted as proof of residence for my address report, and what document will you provide?” Do not accept “probably” as an answer: ask for the precise proof of residence document and confirm the process against your visa status before relying on it.

    Confirm who is receiving the money

    Send: “Whose name is on the contract, and whose bank account will receive the payment?” If the account holder, contract party, and explanation do not line up, do not try to solve the discrepancy under time pressure; retain your temporary stay and seek another room.

Treat the address as an administrative question

For registered foreign residents, the Ministry of Justice guide says a change of residence must be reported through the local community service center or the immigration office with jurisdiction over the new residence; it also lists passport, residence card, application form, and proof of residence. The stated deadline is 15 days after move-in for registered foreign residents and 14 days for F-4 holders, and the guide notes that an online application may be available through Hi Korea.1

That process is not a reason to assume every short stay or rooming arrangement works the same way. Separately, the Housing Lease Protection Act states that, for a covered residential lease, possession and resident registration are the conditions for the lease to take effect against third parties from the following day. Ask how your particular building and visa situation are handled; do not collapse immigration address reporting, moving-in registration, and a host's informal permission into one vague promise.2

What to keep before you leave the viewing

  • Exact address and room identifier Save the building address and the room number or other identifier shown in the contract. A building name alone is not enough when you later compare the viewed room with the signed terms.
  • Final written terms Keep the document or message that states the deposit, monthly rent (월세, wolse), charges, move-in date, contract end date, and refund condition. If it is not written down, regard it as undecided.
  • Contract party and payment record Keep the name of the person or business on the contract and the payment recipient, plus your transfer receipt. A mismatch needs an explanation before—not after—you pay.
  • Proof-of-residence route Keep the operator's written answer about which occupancy document they will provide and whether the address can be used for your required reporting. Verify that answer through the official channel that applies to your status.
If you are a D-2 student

Tell your university housing or international office that you need a same-week private-housing plan, then ask what address or proof they need from you. Do not promise a move-in date to the school until the room is viewed and the contract gives that date in writing.

If you already hold a Residence Card

Put address-reporting eligibility on the same checklist as the room condition. You may be able to move in quickly, but the proof-of-residence document and reporting route should be confirmed before you treat the address as settled.

Can I transfer money to reserve a room before I arrive?

Do not transfer simply because a listing says another person is waiting. First obtain the exact-room confirmation, written deal terms, contract party, payment recipient, and a clear refund condition. If you cannot inspect before paying, keep the amount and risk as low as you can and retain a temporary base.

Can I move into a goshiwon on the day I view it?

It may be possible when there is an actual vacancy and the operator is ready, but it is not a guarantee. View the exact room, ask about the written agreement and included charges, and separately ask how proof of residence will work for your circumstances.

Can I use a hotel or short stay as my long-term address?

Do not assume so. Ask the accommodation what document it can issue, then confirm the correct reporting route for your immigration status through the official channel before relying on that address.

What if every permanent room feels rushed?

Extend the temporary stay and reduce the search radius or room standard for the first contract. The right first-week trade-off is usually between convenience and inspection time—not between a rushed transfer and having nowhere to sleep.
