Seoul rent by neighborhood: what ₩600,000 gets you where

A ₩600,000 monthly-rent ceiling can find a home in Seoul, but it will not buy the same trade-off in every area. Use live records, a viewing script and your daily route to decide what to protect.

In our concierge cases, the median stated monthly-rent budget across 801 web-form housing inquiries received from July 2025 through August 2026 was ₩600,000. The median stated deposit was ₩1,500,000. These are inquiry budgets, not completed leases or a Seoul-wide market index; the sample is also largely Japanese nationals. Use the figure as an honest starting ceiling, then test what that ceiling means for the exact street and building you are considering.1

What the budget should buy first

A station name is not a room type. At this budget, begin by deciding what cannot move: a campus gate, office, transfer station, late-night route, or a quieter home base. Then let the room type absorb the compromise. In our inquiry records, Sinchon ranked ahead of Hongdae and Ewha among preferred stations, which is useful context for why these searches feel crowded; it is not evidence that every room near those stations costs the same.1

If you are a student or language-programme arrival

Do not choose only by the nearest subway station. Put the actual campus building or gate into navigation, then test the final walk from the building entrance. A room that looks close on the rail map can still make an early class difficult when the last segment is uphill, by bus, or poorly lit.

Use transactions to narrow the map, not to skip the viewing

The Ministry of Land, Infrastructure and Transport publishes reported lease transactions through its real-transaction disclosure system. Its lease data covers reported contracts for apartments, multi-family homes, detached or multi-household homes, and officetels, alongside eligible fixed-date records. Search records by property type and location to understand the specific building or nearby stock; do not treat a single record as a live asking-price quote.2

The public record has limits. MOLIT says some smaller lease contracts may not appear where there was no separate report, and its FAQ distinguishes transaction records from general market-price information. Seoul's property-information portal is a useful second route for property and brokerage checks, but neither portal can tell you whether the unit you will see tomorrow has mold, a loud corridor, or a mandatory fee omitted from the ad.34

Turn the cap into a real shortlist

    Set one non-negotiable destination

    Open a map and pin the place you must reach most often: a campus gate, office entrance, or training site. Build two search zones around it: one where you protect the commute and one where you are willing to trade more travel for a different room. This prevents a popular neighborhood from deciding for you.

    Collect comparable records before you message anyone

    Use MOLIT's disclosure system to look at the relevant property type and area, then save several recent records rather than anchoring on one result. Note the contract date, floor, area, and building name where available. If the records describe a fundamentally different product from the listing, treat them as orientation only and keep looking.

    Get the full payment sentence in writing

    Send this before booking: "Please confirm the deposit, monthly rent, mandatory maintenance fee, included utilities, contract length, and the exact room number or floor." If the reply separates the numbers, asks you to decide after arrival, or will not identify the unit, you do not yet have enough information to compare it.

    Test the route from the building door

    At the viewing, start outside the entrance and navigate to your actual destination, not merely the nearest station. Check the stairs, hill, crossing, and street after dark if that is when you will return. A room is only close if the route works for your own routine.

    Choose the compromise deliberately

    After each viewing, write one sentence: "For this location, I am giving up ___ in order to keep ___." If you cannot state the trade-off clearly, the listing is not ready for a decision. Keep the room that makes the sacrifice visible and acceptable, not the one with the most attractive first photo.

Why does this guide not give a fixed ₩600,000 price range for every neighborhood?

Because an unsupported neighborhood chart would be more confident than useful. Our verified internal figure is an inquiry-budget median, not a set of signed leases by neighborhood. Use it to set your ceiling, then use official transaction records and written unit terms to test the specific building.

Should I choose Sinchon over Hongdae if both are on my list?

Choose the one that protects the journey you repeat most. Compare the actual route to your campus or work, the walk home after dark, and the kind of room you can inspect there. Popularity is not a substitute for a workable weekday.

If only goshiwon rooms appear under my cap, should I automatically raise it?

No. First decide whether the goshiwon's shared facilities, address arrangement, safety condition, and contract suit your stay. If the product fails those checks, widen the search area or change the trade-off you are willing to make before increasing the budget.

Can an agent give me the total monthly payment over chat?

They should be able to state the deposit, rent, mandatory maintenance fee, included utilities, and contract length. Ask for that one complete sentence before viewing. If essential terms remain verbal or change between messages, treat the listing as unverified.
